The FTC’s December 2, 2025 case entry records Greystar’s agreement to pay $23 million to the agency and $1 million to Colorado to resolve allegations about mandatory rental fees. [1]

The agency described a costly sequence: some applicants allegedly learned the charges after paying application fees or holding deposits. Walking away then could leave those payments unrecovered. [2]

The FTC’s business guidance describes the agreement as requiring disclosure of mandatory fees before prospective tenants pay. Earlier disclosure changes when renters can compare the full price. [2]

The retained case page labels the proceeding pending; that label alone does not establish whether an order was entered. Neither the agreement figure nor that status verifies individual refunds. [1]
